Management Fee

When listing your property with Americom Realty, we complete an Exclusive Lease Management Agreement (herein after referred to as “Agreement”) for a 12 month period, which automatically renews each year, unless the owner notifies us in writing or by email that they wish to terminate the Management Program within 60 days of the renewal date listed on the Agreement. The management fee is 10% of the collected rent per month. The fee covers collection of rent, coordinating maintenance issues, monthly communications with tenants, full service accounting and statements to owners (upon request), and e-payments (direct deposits) to owners. There is no waiting on your “rent check.” It is paid to the owners within 2 business days after Americom Realty receives it.

Advertising

Americom Realty will advertise your home on three Multiple Listing Services (Central GA MLS and Georgia MLS), which is picked up by numerous real estate websites, thus tripling the exposure. We are the ONLY company that advertises on and are members of the three MLS companies.

Agent Co-Op

Additionally, we offer high Co-Ops to any and all Agents who deliver an approved applicant as a tenant for your property. Most companies offer a flat $50-$100 commission. We find that our generous Co-Op provides us with more Agent showings than most.

Tenant Selection process

An applicant must pay Americom Realty an application fee of $40 to request a credit report, review said credit report, verify income, verify employment, verify any rental history and conduct a debt-to-income analysis. We have found that our selection of requiring a minimum credit score of 620 from an applicant secures a more desirable tenant and reduces the possibility and expense of dispossessory.

Security Deposit

Once approved, we collect the Security Deposit equal to a full one month’s rent to be held in our company’s Trust Account, as well as the first full month’s rent. The deposit will be returned to the Tenant upon completion of lease and satisfactory move-out inspection. The first full month’s rent is used for commission to both the Listing Company (Americom) and “Procuring” Company. Thus, the owner does not receive rental proceeds the first month.

Property Maintenance

Some owners choose to set up a maintenance reserve from which to service the necessary emergencies that can go wrong with mechanical, plumbing and etc. Typically, we make the judgment call on what is considered “emergency” depending on the mechanical, electrical and plumbing issues. We schedule the maintenance issues with only the highly qualified and economical vendors that we have come to depend upon. These expenses are normally deducted from your rent proceeds. We always prefer to notify the owner of non-emergency or unnecessary repairs to afford them the opportunity to deem whether it is essential to process tenant’s request. There are several options as to structuring maintenance issues with the owner with multiple properties that best meet your needs.
